Horses require large amounts of pasturage to be adequately housed and exercised. One rule of thumb is 2 to 2.5 acres per horse. Fencing can cost staggering amounts of money even for a relatively small field, much less for a complete equine operation.
Not only do horses need pasture, but they also need stables, grooming areas, exercise areas and riding areas. Not every property is located along or near good bridleways, so that needs to be taken into account.
The land needs to be well drained and ideally would have its own water supply. Land in an area that is known for wild-growing poisonous plants should be carefully looked over before the decision to purchase is made; removing noxious weeds from a garden plot is one thing, but 10 acres of horse fields is quite another! The water supply, if free-running or from underground, should be checked for potability.
The kind of equestrian activity you want to engage in is also important. Families who want horses for recreation and companionship are going to have different needs from serious competitors and horse breeders. A serious competitor is going to want a more elaborate set up for practice and training. A breeder is probably going to require a lot more land and more area for stabling.
Location is paramount for equestrian property. While many people associate equestrian homes with rural living, a significant number of equestrian property owners want to be close to major thoroughfares, especially if they are involved with equestrian events. Another issue for equestrian property is how close it is to local amenities, work and school. Many families looking for property are also looking for good schools and easy access to work.
